Close on a house anywhere from Katy to Amarillo and within three weeks your mailbox fills with official-looking letters quoting your exact loan amount and lender name. That is public record, not a relationship. Here is how to read those offers.

Three different products, one marketing name

Lender-paid mortgage life. The lender is the beneficiary. The loan gets paid; your family gets a paid-off house and nothing else. Convenient, rarely the best value.

Decreasing term. The death benefit shrinks alongside your loan balance while the premium stays level. If you die in year 22 of a 30-year note, the payout is small. Occasionally priced well; usually not.

Level term wearing a mortgage costume. This is ordinary term life, sized near your loan amount, sold with mortgage language. Nothing wrong with it — just compare it to plain term quotes, because the mortgage framing sometimes carries a markup.

Statistically you are more likely to miss six months of work from an injury or a cardiac event than to die during the loan term. Nine times out of ten the plain term wins on price and always wins on flexibility. If the mortgage version wins, take it — just make sure you own it and you name the beneficiary.
